We are actively seeking U.S.-based developers and landowners with solar-ready sites of 1,500 acres or more and 250 MW or greater capacity potential. These criteria define what we are looking for.

250 MW Minimum Solar Capacity
We are seeking sites capable of supporting utility-scale solar generation of 250 MW or greater. Larger installations are strongly preferred. Smaller projects may be evaluated on a case-by-case basis where site conditions, infrastructure readiness, and development economics are individually compelling.
1,500+ Developable Acres
A minimum of 1,500 developable acres is required for primary site consideration. Larger land positions are preferred and allow greater flexibility in generation architecture, infrastructure layout, and long-term development optionality. Sites must be located within the United States.
Natural Gas & Data Connectivity
Sites must have access — or a credible development path — to natural gas supply and high-capacity data connectivity. These are non-negotiable requirements for supporting the hybrid generation architecture and mission-critical load profiles this platform serves.
Solar Entitlement — Minimum Requirement
Sites must be entitled for solar at a minimum. Without solar entitlement in place or on a credible near-term path, overall development timelines become significantly uncertain and the project cannot advance in earnest. Shovel-ready and fully permitted sites receive priority consideration. For sites not yet fully entitled, there must be a clear and demonstrated path to solar entitlement within a credible window. Sites with no near-term entitlement pathway will not advance.
On-Site Water Access
On-site water access is preferred. For sites without viable water sources, the platform will evaluate alternative generation configurations that may support on-site water production, subject to site-specific feasibility and system design. This is a site-dependent consideration, not a standard offering.
United States Sites Only
We are currently evaluating sites within the United States only. Potential future expansion into Canada, Mexico, and select international markets is under consideration for later phases. We are not reviewing international site inquiries at this time.
U.S. Sites — 1,500+ Acres — 250 MW+ Solar Capacity
Site Control Is the Starting Point
While CSA strongly prefers sites that are already entitled for solar and otherwise development-ready, projects may also be a fit where there is credible site control and a serious, near-term path to solar entitlement and infrastructure readiness. Solar entitlement is a minimum threshold — without it, overall project timelines become significantly uncertain. The key factor is whether the site can reach solar entitlement and development readiness on a credible near-term path.
Credible Control Pathway
The owner or sponsor must have — or be positioned to establish — clear, stable control of the site. Uncertain or short-term control positions are not workable for structured development engagement.
Utility Readiness Potential
Land area, transmission proximity, gas supply path, fiber availability, and water viability must support the project's generation architecture. Sites with infrastructure barriers that cannot be resolved on an accelerated timeline are not current investment targets.
Development Alignment
The site sponsor must be aligned on timeline expectations, transaction structure, and long-term commitment. CSA does not pursue speculative or uncertain development engagements.
Ownership & Partnership Structures
We approach qualified sites through two primary engagement models, depending on landowner preferences, site conditions, and development structure. Both paths require a long-term commitment aligned with project development and operations timelines.
Site Acquisition
We can pursue outright site acquisition — independently or with capital partners — where the site and transaction structure support project development economics. This path works best when the landowner is ready to transact and the site meets all qualification criteria.
Long-Term PPA Partnership
For landowners who prefer to retain ownership of the land, we are open to structured long-term power purchase agreements. The landowner must be prepared to commit to a long-term contractual arrangement aligned with the full development and operations timeline. Short-term or uncertain land control positions are not workable.
